{"id":312558,"date":"2019-11-21T06:03:53","date_gmt":"2019-11-20T20:03:53","guid":{"rendered":"https:\/\/www.saipantribune.com\/?p=312558"},"modified":"2019-11-21T06:03:53","modified_gmt":"2019-11-20T20:03:53","slug":"lien-sought-on-ipi-resort","status":"publish","type":"post","link":"https:\/\/www.saipantribune.com\/index.php\/lien-sought-on-ipi-resort\/","title":{"rendered":"Lien sought on IPI resort"},"content":{"rendered":"<p>A former contractor of Imperial Pacific International (CNMI) LLC says the casino operator owes it more than $5 million and wants the federal court to place a mechanic\u2019s lien on the company\u2019s hotel-casino project in Garapan and on the land that it sits on.<\/p>\n<p>Pacific Rim Land Development LLC, through its lawyer, Colin Thompson, filed its notice of lien before the U.S. District Court for the NMI last Tuesday.<\/p>\n<p>A mechanic\u2019s lien refers to a security interest in the title to property for the benefit of those who have supplied labor or materials that improve the property.<\/p>\n<p>Thompson said the unpaid amount that is owed Pacific Rim is $5.65 million but it wants to collect from IPI approximately $10 million in damages that would be proven at trial.<\/p>\n<p>Pacific Rim is suing IPI and five unnamed alleged co-conspirators for breach of contract (construction and promissory note), and unjust enrichment.<\/p>\n<p>According to Thompson in the notice of lien, Imperial Pacific Properties LLC is a wholly owned subsidiary of IPI and owns all leasehold interests in real property in Garapan, where Pacific Rim incorporated materials and provided labor for the hotel-casino complex.<\/p>\n<p>Thompson said the lands in the hotel-casino complex include those from the Department of Public Lands, Commonwealth Investment Co. Inc., the Arriolas, Joaquin LG Sablan, and J.C.
