Ironwood Saipan will feature 80 apartments and is expected to be completed by November 2015. Ironwood brings their expertise as a housing developer to Saipan with this project, improving the quality of life for both the residents and neighbors of the property. The 2-, 3- and 4-bedroom apartments will feature energy-efficient construction, including solar power, solar hot water heaters, insulated walls and ceilings, low-emissivity windows, and Energy Star light fixtures and appliances. Ironwood estimates that this construction will result in up to 70 percent utility savings for residents. The community amenities will include filtered water, security cameras throughout the property, a 3,000-square-foot community center, a playground, covered pavilions with barbecue grills, and a basketball court.
“We are excited about the opportunity to introduce the people of Saipan to the type of quality communities we have established in other locations,” says Rick Inman, managing principal of Iron Bridge Capital, the parent company of Ironwood, which has developed 434 units.
Construction is progressing on schedule with anticipated completion in late October. To date the project has expended over 250,000 man-hours of labor, installed over 600,000 lbs of steel and placed over 2,000 cubic yards of concrete. At the topping out ceremony, we will be celebrating the completion of the building structures, a milestone event in all projects. Our focus will now turn to the completion of the building facades and the interior finishes.
Ironwood Saipan should be ready for occupancy in early November 2015. Due to interest already expressed by prospective tenants, those interested in applying to live in Ironwood Saipan should visit the Ironwood website (http://www.ironwoodguam.com). The website will give prospective tenants the opportunity to be added to the waiting list. Construction updates and additional information can be found on Ironwood’s Facebook page. (PR)
