The CNMI Zoning Board has granted a company’s application for conditional use permit to operate a bed-and-breakfast in As Lito.

Zoning Board chair Diego C. Blanco, treasurer Mariano Taitano, secretary Joe Ayuyu Jr., and member Patrick Reyes unanimously approved the application of Yang Soo Park for Eunice SPN Corp. during a board meeting Thursday night at the Pedro P. Tenorio Multi-Purpose Center in Susupe.

Zoning administrator Therese Ogumoro informed the board that their staff had concluded their review of the Eunice SPN Corp.’s proposed use for conditional use permit and finds it acceptable.

The company is proposing to occupy two existing one-story structures with a total of five units to operate the bed-and-breakfast establishment.

The area is zoned as village residential.

Zoning required some conditions for Eunice SPN Corp. to have their request approved.

Zoning planner Marciana D. Igitol said applicant Eunice SPN Corp. shall comply with all CNMI tax laws, including Public Law 20-30, CNMI Tax Hotel Occupancy Tax.

Igitol said Eunice SPN Corp. shall submit a copy of a business license stating the nature of business as “bed and breakfast” within 10 days.

The company, she said, shall ensure that its operation does not generate noise, odor, light and dust that will affect the neighborhood.

The planner said Eunice SPN Corp. shall improve its parking area and designate clearly marked parking stalls in front of its establishment that conforms with parking requirements of the Saipan Zoning Law of 2013.

She said Eunice SPN Corp. shall keep its premises and immediate surroundings clean and free from trash, waste, or debris, and shall screen any trash bins from public view.
